Replacement of Oscar Smith Middle School
August 25, 2008  

The contract for building the replacement school for Oscar Smith Middle School was awarded at the July 9, 2007 Board meeting to Mid Eastern Builders (MEB).  Substantial completion is scheduled for July 2009.

As the contractor has completed a significant portion of the building under roof he has modified the phasing of the project in the following manner: The first phase is the gymnasium and support areas, followed by the auditorium, cafeteria, and performing arts wing and the first floor of the 3-story educational wing.  The contractor will move to the second and third floors of the educational wing.  The middle phase of the project will include work on the technology and work and family studies classrooms, followed by the upper floors of the educational wing.  The final phase will consist of the administrative and media center portions of the building.

In the gymnasium wing, the windows have been installed in the roof monitors over the main and auxiliary gyms and the roof material with exception of the metal fascia on the monitors and roof edge is complete.  In the low gym areas, the first coat of paint has been applied to the masonry walls, and all above ceiling water lines have been labeled, sprinkler heads have been installed, electrical wiring run, and data lines are scheduled to begin early September.  In the locker rooms and health classrooms, the suspension systems for both the gypsum ceilings and acoustical ceilings have been installed.  The terrazzo floor contractor is beginning in this area.  Once the permanent power comes on line, expected in early September, the mechanical systems for this area will be operational and interior finish work can begin.

In the auditorium area, the mechanical duct work is 90% complete and the scaffolding is being installed so other trades can continue work in this area.  The roof top mechanical units have been set for the auditorium, the performing arts classrooms and kitchen area.  The masonry walls, interior and exterior, have been completed with the exception of the cafeteria tie-in to the office area, courtyard and art rooms.  This area was left until last to allow the crane to remain centrally located for access to the auditorium and gymnasium.   The cafeteria roof decking is being completed and the roof monitors framed up.  The metal stud ceiling framing in this area is being hung with ductwork to follow.

In the three-story educational wing, the third floor bearing walls are topped out on the north, west and south walls. The brick exterior is complete on the north and west walls and steel joist are set over the third floor corridors.   The main stair well on the east side is approaching bearing height and this will be the final area to receive brick.  The metal stud partitions, sprinkler piping and VAV boxes are being installed on the second floor and have been completed on the first floor.  Construction on the rainwater catchment tanks began the second week of August between the south gym wall and the north educational wing wall.

In the technology and work and family studies sections of the building, the roof deck is on and roof insulation will begin early September. 

In the final phase, the administrative and media center, the roof deck and metal stud partitions are being run with electrical conduit and box installation underway. 

The existing school bus loop road has been renovated and paving is scheduled to begin the third week of August.  A temporary asphalt ramp has been installed for kitchen deliveries and stairs and graded areas are provided to allow student access from the old building to the new bus loop.

The project is currently fifty-seven percent complete and on schedule at this time.
